What this service is
AEC First Phase compiles the public record on one Los Angeles County property into a reference package: public county and city records about the parcel (maps, recorded surveys and survey records, zoning, terrain), and a compiled CAD drawing, with every record linked back to the record's original public source.
It is data, as found. We collect and present what the agencies publish. We do not verify it, we do not correct it, and we make no professional determination about the property. Nothing here is a survey, a boundary opinion, a title opinion, or engineering or legal advice. Judgment about what the record means is yours, or your licensed professional's.
Your account
An account belongs to one person. Keep your password and your sign-in provider safe, and do not share your login. Tell us at info@aecfirstphase.com if you think someone else is using it. You are responsible for what happens under your account. You must give a working email address and confirm it before signing in.
Credits
One credit unlocks the package for one property, on the account that spent it. Credits are prepaid, are not currency, have no cash value, and cannot be transferred to another account or another person. Prices can change; a credit you already bought keeps the terms it was bought under. Refunds are at the operator's discretion — write to us and we will look at it.
Acceptable use
Do not scrape, crawl, or automate against this service; do not try to get at another account's data; do not resell or republish a package as your own work product; do not use the service for anything unlawful or to build a competing copy of it. You may of course use a package you unlocked in your own professional work for your own client.
Disclaimers
The service and everything in a package are provided as is and as available, without warranty of any kind — express or implied, including merchantability, fitness for a particular purpose, accuracy, completeness, currency, or non-infringement. Public agencies change, withdraw, and mis-record their own data; a run can come back partial, stale, or wrong.
Limitation of liability
To the fullest extent the law allows, AEC First Phase is not liable for any indirect, incidental, special, consequential, or punitive damages, or for lost profits, lost data, or business interruption. Our total liability for any claim is capped at the amount you paid us in the twelve months before the claim.
Termination
You may stop using the service and ask us to close your account at any time. We may suspend or close an account that breaks these terms, or stop offering the service. Unused credits on an account we close without cause will be refunded at our discretion.
Governing law
These terms are governed by the laws of the State of California, without regard to its conflict-of-laws rules. Disputes belong to the state or federal courts sitting in Los Angeles County, California.
Changes
We may update these terms. The date at the top is the current version, and continuing to use the service after a change means you accept it. If a change materially affects credits you have already bought, we will tell you by email.
